A proper valuation of a residential property requires knowledge of local neighborhoods, familiarity with the specifics of past transactions in the area, and the expertise to compare similar, but not identical properties. Completion of a proper real estate valuation requires an individual with the skills, experience, and knowledge to complete the task.

Fair Tax Assessment, Inc. has assembled the personnel necessary to complete your real estate valuation project for purposes of verifying the accuracy of your property tax assessment. Each of our local team members has been carefully selected and has the following attributes:

 

Experience
They are a Certified Residential Specialist.  Certified Residential Specialists are generally considered the most experienced and professional residential real estate agents in the United States. Obtaining the CRS designation is a multiple year process requiring professional accomplishments in both experience and education.  Additional information on the CRS Designation can be found at www.crs.com.

 

Knowledge
They live in your local community and are familiar with your neighborhood.  Real estate cannot be valued properly without familiarity with the attributes of local neighborhoods, school district boundaries, transportation infrastructure, community services, and geographic features.  Valuation of a property for purposes of potentially appealing a property tax assessment without that familiarity will likely result in a valuation that fails to take into consideration important factors.

 

Skill
They are completing transactions in your residential real estate market as an active, licensed agent.  Market knowledge is critical for the proper valuation of real estate. Our field representatives know what price houses are selling for in your market and why they sold for that amount.  They also know what price houses are not selling for in your market. Sale information can be as current as yesterday. Our clients receive the most recent information on property values available in their local market.

 

Ethics
They are committed to following the National Association of REALTORS® Code of Ethics and Standards of Practice. We encourage you to familiarize yourself with that code by following the link attached to the title above.  Fair Tax Assessment, Inc. believes it is in the consumer’s best interest to only use REALTORS who are committed to that level of professional conduct.

A couple of the elements of that code we would like to specifically bring to your intention include the following:

Excerpt from Preamble

In recognition and appreciation of their obligations to clients, customers, the public  and each other, REALTORS continuously strive to become and remain informed on issues affecting real estate and, as knowledgeable professionals, they willing share the fruit of their experience and study with others.  They identify and take steps, through enforcement of this Code of Ethics and by assisting appropriate regulatory bodies, to eliminate practices which may damage the public or which might discredit or bring dishonor to the real estate profession. 

Standard of Practice 1-9

The obligation of REALTORS to preserve confidential information (as defined by state law) provided by their clients in the course of any agency relationship or non-agency relationship recognized by law continues after termination of agency relationships or non-agency relationships recognized by law.  REALTORS shall not knowingly, during or following the termination of professional relationships with their clients:

  1. reveal confidential information of clients: or
  2. use confidential information of clients to the disadvantage of clients; or
  3. use confidential information of clients for the REALTOR’s advantage or the disadvantage of third parties unless:
    1. clients consent after full disclosure; or
    2. REALTORS are required by court order; or
    3. it is the intention of a client to commit a crime and the information is necessary to prevent the crime: or
    4. it is necessary to defend a REALTOR or the REALTOR’S employees or associates against an accusation of wrongful conduct.

Article 10

REALTORS shall not deny equal professional services to any person for reasons of race, color, religion, sex, handicap, familial status, or national origin.  REALTORS shall not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, color religion, sex, handicap, familial status, or national origin.
